Apartment Complex Parking Lot Striping — St. Louis

Faded lines, missing ADA stalls, and unmarked fire lanes put your residents and your property at risk. We restripe multi-family lots in phases — no lot closure, no tenant complaints — using SetFast paint that dries in 15 minutes.

ADA Requirements for Apartment Complex Parking Lots

ADA space counts are tied to total parking stalls — not unit count. Many apartment operators under-count accessible spaces as their lots expand. Here is what the code actually requires.

Required

Space Count — ADA Table 208.2

1–25 stalls: 1 accessible. 26–50: 2. 51–75: 3. 76–100: 4. 101–150: 5. 151–200: 6. 201–300: 7. Each addition of 100 stalls adds 1 accessible space above 300.

ADA 208.2.4

Van Accessible — 1 in 6

At least 1 in every 6 accessible spaces must be Van Accessible with an 8-foot access aisle (not the standard 5-foot aisle), ISA stencil, and a Van Accessible sign at 60-inch minimum height.

🚒
20-Ft Clearance

Fire Lane Access

Fire lanes at apartment complexes must maintain a continuous 20-foot clear width. Red curb markings with FIRE LANE stenciling are required. Missing fire lane markings are a direct code violation and liability exposure.

Reserved & Visitor Zones

Numbered reserved spaces, visitor designations, and clear directional arrows reduce tenant conflicts and unauthorized parking. Stenciling is priced per stall as part of the restripe — no extra mobilization charge.

Apartment Complex Parking Lot Striping FAQ

How many ADA spaces does a 100-unit apartment complex need?

ADA space requirements are based on total parking stalls, not unit count. Under ADA Table 208.2, a 100-stall lot requires 4 accessible spaces, a 150-stall lot requires 5, and a 200-stall lot requires 6. Of those accessible spaces, at least 1 in every 6 must be Van Accessible (ADA Standard 208.2.4). We calculate your exact count during a free on-site estimate.

Can you restripe our apartment lot without closing it to tenants?

Yes. We use the Rolling Section Method — striping one lane or section at a time while the rest of the lot remains open. SetFast acetone acrylic paint dries in 15 minutes, so each section is back in service quickly. For large lots, we can also schedule our 24/7 Night Crew to work 10 PM to 6 AM with zero daytime disruption.

What fire lane markings are required at apartment complexes?

Fire lanes at multi-family residential properties must maintain a minimum 20-foot clear width for fire apparatus access. Red curb markings with 'FIRE LANE — NO PARKING' stenciling are required. We price fire lane markings at $0.75–$1.00 per linear foot. Placement and coverage requirements follow local fire code — we coordinate with the requirements specific to your property.

How much does it cost to mark reserved and visitor parking spaces?

Numbered reserved space stencils and 'VISITOR' stencils are priced per stall as part of the overall restripe — typically included in the $5–$7 per stall base rate. Custom stencil work (unit numbers, assigned resident designations) may add $1–$3 per stall depending on complexity. A $450 minimum trip charge applies to all jobs.

How often do apartment parking lots need restriping?

Multi-family residential lots typically need restriping every 2–3 years. High-traffic lots near entryways and fire lanes fade faster — often within 18 months under heavy use. St. Louis freeze-thaw cycles and road salt accelerate fading. If lines are no longer clearly visible at 50 feet or ADA stencils have grayed out, it is time to restripe.

St. Louis Apartment Markets We Serve

Under St. Louis County Code 1003.141, all stalls must be 9 feet wide × 19 feet deep. Many older multi-family lots were striped at sub-code dimensions — we restore compliant 9×19-foot stalls during every restripe.

University City / Delmar Loop

High-density rentals near Wash U. Tight lot configurations, heavy resident turnover, and active city inspections make ADA compliance a recurring priority.

Clayton / Richmond Heights Corridor

Luxury and mid-rise multi-family buildings along Hanley and Clayton Road corridors. Property management companies typically require written compliance documentation.

Maplewood–Brentwood

Dense residential with older lot surfaces that show accelerated paint fade from MoDOT calcium chloride spreading on adjacent Manchester Road and connecting routes.

Maryland Heights near Westport Plaza

Large apartment communities along Page Ave and Dorsett Road. High vehicle counts per building require phased Rolling Section striping to avoid disrupting residents.

Chesterfield Multi-Family

Newer developments in Chesterfield Valley with structured parking and complex ADA route requirements connecting each building entry to accessible spaces.

Hazelwood / Florissant Workforce Housing

Workforce housing communities on the I-270 Outer Road corridor. High stall counts, budget-conscious owners, and periodic St. Louis County code enforcement activity.

St. Louis County Code 1003.141 — Stall Dimensions

Standard stalls must be 9 feet wide × 19 feet deep. Van Accessible stalls require an 8-foot access aisle (not the standard 5-foot aisle). ADA Standard 502.6 requires accessible parking signs mounted at a minimum 60-inch height. MoDOT calcium chloride applied to I-270, I-64, and connecting Outer Roads from November through March accelerates paint degradation on lots near these corridors — plan restripe cycles accordingly.
