ADA Parking Compliance St. Louis
Handicap stenciling, Van Accessible aisles, and sign installation per ADA Standard 208.2.4. We ensure your lot meets the 1:6 Van Accessible ratio and all federal requirements.
ADA Violation Fines: First offense up to $75,000. Subsequent offenses up to $150,000. Plus attorney fees and civil damages.
The 1:6 Van Accessible Ratio
Per ADA Standard 208.2.4, for every 6 accessible parking spaces (or fraction thereof), at least 1 must be a Van Accessible space. This is where most St. Louis properties fail compliance.
Van Accessible Requirements:
- 8-foot access aisle (not 5-foot like standard accessible)
- 98-inch minimum vertical clearance for van ramp deployment
- "Van Accessible" signage below the standard ISA sign — per ADA Sec 216 & 703, signs must display the International Symbol of Accessibility with "Van Accessible" designation at the required height
- 60-inch minimum sign height (ground to bottom of sign, per ADA Standard 502.6)
- Ground surfaces must be stable, firm, and slip-resistant per ADA Sec 302 & 303 — this applies to accessible routes, ramps, and accessible space surfaces throughout the lot
Required Accessible Spaces by Lot Size
| Total Spaces | Accessible | Van Accessible |
|---|---|---|
| 1-25 | 1 | 1 |
| 26-50 | 2 | 1 |
| 51-75 | 3 | 1 |
| 76-100 | 4 | 1 |
| 101-150 | 5 | 1 |
| 151-200 | 6 | 1 |
| 201-300 | 7 | 2 |

Truncated Domes & Curb Ramps
Per ADA Standard 705, detectable warning surfaces (truncated domes) are required at curb ramps and hazardous vehicular areas. We install per St. Louis County Standard Drawing C608.51.
- Contrasting color from surrounding surface
- 24" minimum depth in direction of travel
- Full width of curb ramp or accessible route
St. Louis County Code Reference
All curb ramp installations in St. Louis County must comply with Standard Drawing C608.51 for ramp geometry, slope, and detectable warning placement. Truncated dome surfaces must have 1.6" to 2.4" center-to-center spacing and 0.2" dome height per C608.51. Curb ramp types and configurations are governed by Standard Drawings C608.40 and C608.41.
Federal inspectors increasingly reference PROWAG (Public Right-of-Way Accessibility Guidelines) as the current best-practice standard for pedestrian facilities adjacent to parking areas — including curb ramps, detectable warnings, and accessible routes connecting parking to building entrances.
